Tile cleaning is the easy part, it’s the grout that depending on how often new sealer has been applied, makes cleaning a tough job. Typically new sealer should be done at least every couple of years. The day to day abuse grout and tile takes with just walking over it wears an already thin layer of sealer down. Once the sealer is worn, stains can easily penetrate deep into the grout itself.
Microscopic pores in grout allows for dirt and other staining agents, if allowed, to get past the sealer where it can’t be removed by regular mopping. At Anderson Carpet, we use a high pressure, high heat ( steam at 240 degree’s ) extraction machine that that will remove up to 90% of all dirt, stains and grease.
Tile sealer placed on a regular schedule will keep any spills or dirt on the surface of the grout lines allowing the home owner the chance to remove before it gets deep into the pores. Absorbed stains can permanently discolor your grout and ground in dirt can cause your grout to weaken.

Please note that once we clean your tile and grout, if a sealer is placed it will be 2-4 hours before you can walk on it and up to 24 hrs before it is completely dry.

The grout is then extracted utilizing a hard surface steam cleaning tool up to 1000 psi to remove soiling. Complex and difficult areas are agitated manually with a brush and for really challenging heavy use areas, a mechanical rotating brush is employed. The entire floor is then cleaned using a state of the art self-contained pressure cleaning system known as the SX-15 hard surface cleaning tool.
Sealing/Finishing Optional but recommended:
Apply an optional Grout Sealer to protect grout from mildew and re-soiling. When our trained staff applies the sealant, a barrier is created, minimizing the amount of dirt that is able to seep into the grout pores. This helps your grout stay cleaner, longer and maintenance is simple because dirt doesn’t penetrate deep into the cracks.
