How Our Commercial Carpet Cleaning Process Works
We understand that many clients may find it difficult to visualize how a truck-mounted carpet cleaning system can effectively service upper floors in high-rise office buildings. But rest assured, Anderson Carpet Cleaning is the trusted choice across the Seattle Metro and Greater Eastside for commercial spaces, thanks to our unique portable cleaning system. We’re equipped to provide the same high-quality carpet cleaning service up to the 20th floor!
What We Need to Deliver Exceptional Results:
- Water Access: We require access to an outdoor water spigot for our equipment. Most buildings have one, but in the rare event it’s unavailable or non-functional, alternative arrangements will need to be made.
- Stairwell Access: Since our equipment connects directly to our truck, we can’t utilize elevators for high-rise cleaning. Instead, we need access to an interior stairwell to reach upper floors.
- Positioning: Our truck needs to park within 60 feet of the building’s stairwell. Typically, this means parking near a side door close to the stairwell, ensuring efficient operation. We avoid parking across streets or in remote lots, and enclosed parking garages are not suitable due to the exhaust from our equipment.
- Optimal Timing: To minimize disruption, we prefer to schedule cleaning during off-peak hours, such as late in the day, on weekends, or during holidays. This ensures minimal interference with office activities, and we also coordinate with other tenants who may be working on different schedules.
- Security Considerations: If leaving doors open for equipment access raises security concerns, we recommend having your own security personnel on-site during the cleaning process to monitor entry points.
- Insurance: We carry a $2 million commercial liability insurance policy and are happy to provide documentation. However, we do not offer comprehensive coverage on our commercial vehicles, so any requests for such coverage might require alternative arrangements.
- Forms and Contracts: If your property management has specific billing, contract, or documentation protocols, please inform us ahead of time. While we have never required customers to sign a contract, we are flexible and willing to accommodate your administrative needs. We pride ourselves on our spotless record—never having been sued or filed an insurance claim.
- Reaching Upper Floors: Our advanced system allows us to effectively clean floors up to the 11th floor or higher in most high-rise buildings, and possibly higher with additional equipment. Our standard setup can extend up to 300 feet, making it possible to service multiple floors with minimal disruption.

Anderson Carpet Cleaning Inc™ is a mobile business located on the Eastside. We are not a chain, nor is it a franchise. We do not do business in any other states. The cities we service are clustered around the 24 listed on our service area tab/page. We service homes from Mill Creek at the North End of our route to Renton at the South End. We go as far east as North Bend, and do a lot of appointments in Duvall, Carnation, and Snoqualmie as well.
